What to Expect During Your Home Inspection

Our goal is to take the mystery out of the home inspection process. Each client is important to us, and we want you to feel as informed and confident as possible when making your purchase decision.

STEP 1: THE EXTERIOR

We start with the exterior of the home. We pay close attention to the siding, both condition and materials, visible foundation, eaves, roof, gutters and downspouts. Many photos will be taken that will be included in your report.

STEP 2: THE INTERIOR

Then we take a close look at the interior. The interior inspection will include all visible areas of your home. We will focus on electrical, plumbing and heating. All kitchen appliances will be checked, as well as the sink, disposal and vent systems. All rooms are inspected, checking windows, outlets, closets and doorways. We also include thermo-imaging with all of our home inspections. Learn more.

STEP 3: THE GARAGE

The garage inspection includes the concrete slab, walls, doors and electrical. Many times the electric panel is located in the garage. We will take the cover off the electric panel and inspect the interior for safety.  The furnace will be checked for functionality as well as air flow.

Step 4: The attic and Crawlspace

Near the end, we will inspect the attic and enter the crawlspace for a thorough inspection. In the attic, we are looking for signs of prior leaking, as well as inspecting the insulation, structure, and ensuring the interior fans are properly vented to the exterior. In the crawlspace, we are ensuring the crawlspace is dry, that the house is properly supported, insulation is in place, and the foundation walls are functional and in good condition. The attic and crawlspace tell us the most about the structure and condition of the home.

When inspecting a new home, we will inspect as above, look at proper installation of components, and also review for major cosmetic items, such as all cupboards, to ensure all are in good condition and properly installed.
